Fantastic turnout on the 1st July!! And many, many thanks to all those who braved the cold a bit longer and went and did a bit of door knocking – great community effort all round! We managed to get 128 signatures in 45 minutes, and another 9 gathered since, so 137 all up. As a result, this morning, Marina lodged the application for the Special Electors’ Meeting with all the signatures included. Now our attention needs to turn to our letter writing. Last time, we sent in 65 letters between us, and the Planning Officer responsible for putting the report together said that they really counted. So, let’s all do our bit again and try to top that. When you write your letter, please remember that, as annoyed as we all clearly are by this, it is the calm, unemotional letter that has far more impact at the other end. It is also good to indicate that you are not against development altogether, just against what is currently being proposed, and it is generally better to avoid mentioning the potential impact on surrounding property values, as there is no proof either way on this. As much as possible, keep the focus on: • The non-compliance with the Design Codes’ R40 zoning height (9.0m is the compliance figure; the height of the proposal is 13.75m, more than 50% higher than the R40 Code allows) • The non-compliance with the Design Codes’ R40 zoning plot density (the maximum for compliance is 0.6; the proposal wants 1.359 – that’s more than double the R40 compliance density) • The issue of the size and bulk of the overall structure, which is not at all in keeping with the local character (mostly single storey buildings, with the odd town house; nothing taller for streets and streets around in all directions) • The traffic congestion, street parking and road safety issues (many primary school children and large numbers of elderly residents nearby) and the impact on the amenity of the area; Kitchener Rd is not a main traffic corridor; not on a public transport route and no transport hubs nearby.
