Ugh... I hate this feeling. I have a corporate out of state seller. House has been on the market for a long time. Get an offer... not great. My out of state corporate seller, rather than officially countering, sends back an email with what he would consider. The folks verbally agree and need to get me the updated offer. This morning I check my email and I have the updated pages from the buyers as well as another offer (thats substantially better). I, of course, am obligated to present him with the new offer that came in... I called and let the first agent know that we did receive the other offer and I forwarded it to my seller and well see how he wants to proceed - - if he will be ethical (imo) and honor the original offer he verbally countered or if he looks as it as he didnt sign anything and chooses to accept the new one. Its not an REO, but fairly close in that I dont have any input on which direction they are going to go. No matter which way this goes, I am going to get painted as the bad guy here even though all I did was pass along information back and forth (with no delay on my part, I might add).
