Wasatch Property Management is currently seeking a full time Maintenance Team Leader for one of our beautiful Renton properties! This at-will position is responsible for the overall appearance and maintenance of the property, including, but not limited to, performing maintenance functions, supervising and assigning job tasks to maintenance staff, purchasing materials/supplies, supervising outside contractors, scheduling completion of make readies, maintaining common areas and recreational facilities, developing and coordinating a preventive maintenance program, ensuring compliance with OSHA regulations and hazardous chemical program, and other duties as assigned by the Manager. ESSENTIAL FUNCTIONS: The following list of functions is descriptive of the work to be performed but it should not be construed as an exhaustive list of responsibilities, functions, or tasks that the job may require. * Coordinates, performs, and directs employees and outside contractors in apartment renovation such as painting, cleaning, carpet installations, counter repairs, appliance repairs, etc. * Coordinates, performs, and directs employees and outside contractors in performing structural repairs to masonry, plumbing, woodwork, and the furnishing of the buildings. * Coordinates, performs, and directs employees and outside contractors engaged in ground maintenance activities such as pool maintenance, broken sprinklers repair, removal of fallen trees, limbs, etc., or correction of any hazard. * Obtains bids for work from outside contractors. Assembles, analyzes, and submits bids to seniors for action. * Orders and receives supplies, appliances, and equipment from vendors. * Coordinates work performed by outside vendors and inspects completed work for conformance to specifications and standards. * Inspects facilities and equipment to determine need and extent of service, equipment required, and type. Studies production schedules and estimates worker hour requirements for completion of job assignment. * Responsible for and participates in the creation of a safe workplace for self and staff, with a goal of zero work related injuries. Conducts safety meetings and is responsible for ensuring compliance with all Hazardous Materials and MSDS requirements. * Establishes or adjusts work procedures to meet production schedules. * Responsible for all aspects of maintenance of the property, including resident satisfaction and contribution of occupancy goals. * Assists Property Manager in planning and administering maintenance budget; analyzing and resolving work problems; assisting staff in solving work problems. * Initiates or suggests plans to motivate employees to achieve property goals. * Responsible for timely completion of occupied apartment service requests in accordance with predefined company and property standards (3-hours or less). * Participation in after hours and emergency coverage as assigned by supervisor. * Coordinates and maintains a preventative maintenance program that minimizes requirement for outside vendors and emergency repairs. * Relays information regarding general property appearance and condition to the Property Manager. * Manages the inventory of “ready” apartments to support the community’s marketing and leasing efforts and inspects ready apartments for move-in quality. * Contributes to team effort. NON-ESSENTIAL FUNCTIONS; * Assists with other duties as assigned. QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Minimum Qualifications: * High School Diploma or general education degree (GED), EPA Certified (type 1 and 2) with 3-5 years related experience and/or training; or equivalent combination of education and experience. * Ability to read and interpret documents and write routine reports and correspondence. * Ability to speak effectively with customers and other employees; deal effectively with co-workers and the public. * Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions and decimals. * Ability to problem solve. * Excellent customer service skills, staff management, and the ability to lead and develop a team of employees. * Experience in repairing and/or maintaining at least most of the following: electrical systems, plumbing, appliances, flooring, carpentry, heating and air systems, and pools. * Ability to operate various hand and power tools. * Walk, stand, and kneel for prolonged periods, climb a ladder. .
