I am glad you said it also depends on fit out & business assets & equipment ie written value of our Fuel tanks at $300,000 plus all other built-in fridging counters & refurbished kitchen etc etc! - plus our own Major Bank Business Manager for last 8 years, has confidently valued our business at 3.5 times EBIT of $313,000 for 2013 plus Stock at Value this is a fair value for our business of assets and continued known increasing net turnover over 8 years during drought GFC etc etc - our Major Bank Business Manager is also confident enough to put in writing that he can Loan at LVR at 70% on a Signed contract of $1,990,000 plus SAV includes Freehold & 3 Businesses - at this price we have included and discounted our business valued price down to $695,000 instead of approx bank business managers value of $1,100,000 if purchased as the whole complex including freehold! - normally finding a Major lending bank to agree with these prices is the hard part but we have a lending bank that agrees!!! - the trick is to find a business Broker that also agrees and is on the same page as you and your bank manager and our broker! - we have already had our property sale under full contract twice at 20% higher price at $2,400,000 but failed to settle due to both buyers personal issues not our property at all! - Time to act now if you are looking for a proven stable reliable tree/ski/mountain change business over last 8 years and attached residence if you want to take advantage of the soon starting large Summer trade from Sept through to April then back into busy snow ski winter season for Mt Buller/Falls Creek & Mt hotham traffick we are getting now?
