A Professional Management company would, first of all, bring professionalism to Clearwood. Clearwood is just too big to be controlled by an all volunteer Board of Directors (as well intended as they are) whose makeup changes with every election. Clearwood would be able to, right from the get go, slash that $20,000.00 in attorney fees in our budget. Management companies have their own legal counsel who do nothing but practice WA State HOA laws. They have their own accountants, office mangers - so right there we are saving on benefits and health care. There would finally be consistency in how violations are handled. We would no longer have to snitch out our neighbors. ACC permits would be handled per the covenants and Thurston County regulations - no more special favoritism. Bank owned houses that are now allowed to be overgrown would be a thing of the past. More over the office would be open 6 days a week and all management companies have a 24/7 speak-to-a-real-person emergency number. The cost??? Well, from a brief research attempt most charge from $8.00 to $10.00 per month per lot - and association fees were NOT increased, but paid for by cutting redundant costs (like legal fees) and cutting the fat from the budget. (With the BODs approval) Best of all the infighting, bickering, name calling, backstabbing, that is now the accepted status quo of the BOD would be a thing of the past. Unless some new members, who are young, raising families join the BOD - Clearwood will continue its downward spiral. Most large HOAs have professional management. Its time Clearwood BOD begin a serious discussion on this topic. This is the Confidential, off the record, on the QT and not so very hush hush.
