A UNIQUE INDUSTRIAL PARK IN THE SEZ "ALABUGA" Ready renal production space is available now in first private industrial park on the territory of the Special Economic Zone "Alabuga". The SEZ "Alabuga" (Tatarstan) launched a unique project of a private industrial park "A Plus Park Alabuga" with a total area of almost 200 thousand square meters. The groundbreaking ceremony took place on September, 7th with the participation of the Minister of Economic Development of the Russian Federation Aleksey Ulyukaev, President of the Republic of Tatarstan Rustam Minnikhanov, executive director Association of innovative regions of Russia Ivan Bortnick and executives of: "Eurasia-Alabuga" - the project initiator, "A Plus Development" - developer and “Cushman & Wakefield” - the exclusive broker. It’s a unique project because it is located in the Special Economic Zone (SEZ) in the area of 37 ha. The project will provide the construction of almost 200 thousand high-quality production, warehouse and office space. "A Plus Park Alabuga" will in all respects comply with an A Class quality. The industrial park will be implemented in several stages. In the first stage by the 1st quarter of 2014 almost 50 thousand square meters will be erected. The second and third stages of 50 and 100 thousand square meters respectively will be completed by 2017. As Peter Gavyrin, CEO of project developer mentioned it, the first stage of "A Plus Park Alabuga" will be built under the scheme “built-to-suit”, the remaining premises will be released to the open market. "The location of the industrial park in the special economic zone, high-quality manufacturing and warehouse spaces, and convenient transportation, with no doubt, will attract the attention of major tenants, both federal and regional ones", - said Mr. Gavyrin. According to CEO of the SEZ "Alabuga" Timur Shagivaleeva : "A Plus Park Alabuga" in the SEZ "Alabuga" will give an opportunity for the companies whose financial models do not presuppose the construction of their own buildings. In contrast to "Synergy", the industrial park, that is currently under construction at the expense of the Managing company of the SEZ "Alabuga", the private "A Plus Park Alabuga" can accommodate large projects with big areas. Besides, the regular tax and customs preferences of the SEZ “Alabuga” will also be available for this industrial park tenants. David Ayzett, COO of “Cushman & Wakefield” mentioned: "We are delighted to be a part of "A Plus Park Alabuga". This is the first project in Russia to build an industrial park in the special economic zone, which allows companies to rent modern production and storage facilities to meet the requirements of each tenant. High professionalism of the developer, understanding of technical requirements and corporate standards of international companies allow the tenants to begin work in the best possible conditions.» The construction of the industrial park will сost around $ 200 mln. USD. The investor will use both own and borrowed funds. Expected payback period - 10 years.
