A lot of you are probably wondering about the presentation at last nights SPVC meeting by David Sehlhorst and his realtor, Maryann Ries in regards to the development at Ritter Farm. There were many people in attendance specifically to get more information about the 100 new homes proposed on the 26 acre farm. Just for clarification, the Sehlhorst Family does not need the approval of SPVC to move forward on this project. The property is already zoned for single family homes on 6,000 square foot lots. During the presentation, David stated that they have approval from MSD for the additional sewage load and for the site plan that he showed us at the meeting. There were many questions and David answered as much as he could. Im sorry, I dont have a site plan to go along with this post. If someone else took a picture, please post it. Here are the basics we learned: The official name of the project is Winding Walks of Sayler Park There are four phases to the project. Phase 1 will consist of 27 homes and is situated close to Hillside, on the southeast corner of the parcel The houses will be ranch style homes between $250,000-$350,000 and between 1,300 and 2,500 square feet. The homes will be different styles, they wont all look the same. The houses will be on 6,000 square foot lots. There will only be one entrance/exit for the development and it will be off of Hillside. There will be HOA fees. However the city will do snow removal and pick up garbage. The sewage tie in for the entire development will be at Cherokee. There were some concerns from residents about this, but David Sehlhorst stated that it had already been approved by MSD. There are some amenities that will be part of the development. Options may include a pool, club house or coffee shop. These amenities would be for Winding Walk residents only. The developer is not looking for any monetary assistance from the government to complete this project. The only assistance they are asking for from the City of Cincinnati is for them to sponsor the home show which essentially is the marketing piece for the development. The 100 homes will be LEED silver certified. LEED is a program through the USGBC which sets guidelines for green building. The homes will be energy efficient and built in a sustainable manner. Maryann Ries stated that when completed, this 100 single family house development will be the largest LEED project of its kind in the country. The homes will qualify for a 15 year tax abatement if they are LEED silver certified. David Sehlhorst is going to try and work with the City to get a fresh food market in Sayler Park. There will be several detention ponds on the property along the west and northwest areas of the parcel.
