Being a Construction Manager, Here is the real deal if you want to succeed among your team, and promote on your job. A) Understanding the project SOW in detail is a vivid necessary to pursue your work correctly. B) You need to have the knowledge/experience of quality control works at least to communicate with upper and lower management. C) Good tracking project activities, planning ahead your upcoming activities, and maintain procedures in paper work shall be one your other skills in this field. D) Getting report from lower linear and reporting to upper management is necessary to show your activities in job your doing. E) Understanding the responsibility of subcontractors by reviewing their contract terms, Vendors ability, Suppliers products and order of procedure application is one of the other efforts a construction manager shall put at his work, to operate successfully in project POP. F) Understanding the authority of people working like your project manager, projects program manager, project engineers, superintendent of site, Project Architect, Quality Assurance for project is also necessary so you can understand what level of question shall be reverted to who, what answer shall be expected from who, and who is doing good and not good and who shall know if someone is a pig on the system. G) One of the other necessary skill of a construction manager is to know how to plan works, how to layout sketches easily than others in your site, while you will not do it, but you shall understand how to doe it right and correctly on first time. H) Attending all site and scheduled meetings are necessary to discuss problems, gaps, issues, mistakes, drawing faults, application of design, architectural issues and structural issues during design application, tracking changes for project correction and As-Built drawings shall be red lined during the life of project. K) The project manager shall share the project cost breakdown to the CM, so he understands what are the project budget, how the project is moving according to the cost loaded activities, what percentage has accomplished, what line item could be invoices on Schedule of Value of project. L) Project Manager shall share any miss-estimates of site team and have the verifying engineer to respond questions, construction manager and his team shall make sure the site estimations are correctly estimated, Checked by related engineers, Verified by head of their team and approved by construction manager, this is very big responsibility in large projects, sometimes legal issues may have CM to be reverted in Jail for any irresponsibility during POP. I will generally mention about the Construction Management that a Construction Managers oversee building projects through the planning, development, construction and completion phases. These Construction Professionals coordinate construction projects amongst various sub-contractors and make sure projects stay on track, within budget, and are completed on time. While Construction Managers spend time working in an office, they also spend a great deal of time out in the field to oversee projects directly. Despite perceptions, the field of construction isnt all about heavy, hands-on labor, nor is it strictly a mans world as more and more women enter the field.
