Cosmic group is a NCR based developer with interest in Hospitality/Residential/IT Parks & software business. We invite investors & end users for our various commercial project from all across India majorly comprising of states like Delhi/UP/Bihar/Chhattisgarh/Jaipur/Jharkhand & Tamil Nadu. For this, we have various investment options in furnished office space/unfurnished office space/virtual/Buy Back/Retail/food court etc. On all the investment option mentioned above other than virtual/Retail & Buy Back we give 12.50%/p.a assured return in down payment till the time of possession (expected for 50 months considering the project delivery in 3-4 years) Then after the key of the lockable units are handed over to the investor for him to lease out to someone or for self use. In Retail which is on the ground floor of the luxurious building, we provide assured return in the same manner mentioned above. In addition to this we also provide first lease guarantee to the investor for at least 9% /p.a protecting the downside and then sharing the up side in the ratio of 50:50. In virtual space, we do not offer physical possession of the property to the investor but offer 12.50%/p.a assured return till the time of possession & first lease guarantee of at least 9% . In Buy Back option which is available for minimum investment of 1 crore we offer 12.50%/p.a for 24 months & at the end of term we offer additional 12% to the invested amount making the net return @ 18.50%. Now, the buyback option is unique in a way that the investor can also hold the property if he feels that the price increase is more than the return company is providing i.e. 18.50% p.a with a locking of 2years In all the above Real Estate Investment plan, we have the benefit to optimize the ROI as it would beat the inflation and other factors which affects the Net return.
