CEDULA DE SEGUNDA HABITACIÓN IN TORREVIEJA (NOVEMBER 2013) What is a cedula de habitabilidad?: The habitation certificate is the document that certifies compliance with minimum habitability requirements established by law. Its role is to establish, in addition to the home is habitable, the strength of the building, and to continue to monitor for compliance and overall housing maintain a dignified living conditions over time. From the 1st of November 2013 the town hall of Torrevieja have changed the process of obtaining a Cedula de Segunda Habitación. Now before applying for the Cedula you have to have an Architects certificate which has to be registered and stamped by the authorities. Why is this important? Well if you are selling your property and you don´t have a Cedula or you have one but it is over 5 years old then you will need a new one. Without this Cedula the new owner will not be able to change any water, electric contracts etc. into their name, leaving any depths accoutring in your name.
