Couldnt agree more. Im just not a fan. People coming through an open house are by nature tire kickers. If they were really in the market, theyd have an agent and make an appointment. If a seller wants to do one, Im happy to. But I do explain the drawbacks - Im not giving one on one attention, and the likelihood an open house will sell your home is about zero. Well, apparently its 2%! Haha. Most agents hold homes open to try to recruit new buyers that dont have an agent. That said, Ive sat on open homes (both my listing and others) that not a soul walked through the door. Or I only talked to the neighbors (happened many times). Gone are the days that people just thinking about buying would have to go to an open house to see inside without formally contacting an agent. They can just put the address into Google and see your photos. Thats why good, clean quality photos are so important. No one is impressed by a dark photo with stuff all over the countertops. Good uncluttered photos sell homes.
