Fourth Step to getting a great price when auctioning your property: The prospective buyer / bidder has have seen the front of the house and walked through the living areas of your house/flat/apartment as well as the bedrooms. The buyer has formulated a very strong and favourable picture of your property and now they will go through the WET AREAS. Here I am referring to the bathrooms and ensuites as well as rooms with separate toilet facilities. Also included would be laundries. The following needs to be looked at for the property to keep the buyer interested. 1) Make sure all leaks are fixed. A leaky toilet or leaky tap with its dripping can leave stains, waste water and weaken a timber floor over a long period of time especially if the timber is untreated. 2) Clean the corners and ceilings where mould and mildew can collect. Its unsightly and a health hazard. Use bleach to do this. If you are cleaning ceilings then make sure you have eye protection and rubber gloves. Safety glasses will protect your eyes and if your nose is being attacked by the fumes use an industrial dust mask. This you can get from your hardware and they are cost effective as they are disposable. 3) Clear the surfaces of your bathroom counters. Don’t have heaps of toothbrushes, toothpastes and cans of deodorant cluttering the bathroom. It’s not a good look and if your bathroom is small it makes it look busy. Also remove face-cloths… and dry the moisture and water droplets in the shower if you use it before a buyer comes through. 4) I have found that in the laundry a good old wicker basket or cane basket looks good and it serves a purpose – its where you put your laundry. 5) Lastly… little rooms with separate toilets should be empty BUT bathrooms can have a small decorative piece or two in them. This would be in the form of a fancy seashell or appropriate colourful ornament or picture. TIP: Make sure there are not too many towels and that the towels look good. Wet towels should NOT be visible. Till next time.
