Perfect for a Single Or Couple professionals or dont mind each others company. Below is a copy of our Terms and Conditions that you would find on the Rental Contract as well as what is supplied in the room. A few things may differ depending on which room is taken first etc. Terms and Conditions: For the purpose of the Residential Tenancies Act 1986: 1. Section 51(1) – The owner of Drovers Motor Inn shall be deemed to be the Landlord 2. All Other Sections – The Managers of Drovers Motor Inn shall be deemed to be the Landlord LIABILITY The Tenant (and if more than one then all of them) are jointly and severally liable to the Landlord for : (a) The performance of all covenants under the Tenancy Agreement and the provisions of the Residential Tenancies Act 1986 and (b) The payment of any debts owed to the Landlord AGREEMENT The Tenant acknowledges that both the Tenancy Application Form completed by the Tenant and the Chattels Inventory Report form part of this Tenancy Agreement. The Tenant undertakes that the contents of the Tenancy Application Form are true and correct. NOTICE This Tenancy Agreement is for a fixed term tenancy. You must give at least 21 days’ notice of your intention either to vacate the property or continue the tenancy for a further fixed term. If, due to unforeseen circumstances, the Tenant must terminate the Fixed Term tenancy they are required to pay the weekly rent based on the original offer of: $250 per week (6 month contract) $300.00 per week (3-6 month contract) $350.00 per week (1-3 months contract) RENT REVIEWS The Landlord hereby reserves the right to review the rent in accordance with the Residential Tenancies Act 1986 and increase it if appropriate. BOND The Bond shall be paid to Tenancy Services, a division of the department of Building and Housing. The Bond will be refunded to the Tenant on the termination of this tenancy after deduction to compensate the Landlord for any loss or damage resulting from the Tenant’s failure to observe and perform the Tenant’s obligations under this Agreement. BOND INCREASE The Landlord, on lawfully increasing the rent, may require payment by way of Bond of a further sum not exceeding the amount by which the rent payable for four weeks has been increased. OUTGOINGS The Landlord agrees to pay all electricity, internet up to 2GB per month and local phone calls. The Tenant shall pay all national and international calls and further internet usage over 2GB. LAUNDRY The Landlord agrees to launder and dry one load of washing per week (not folded or ironed). The Tenant shall pay for any additional laundry services requested. The Landlord will provide the Tenant a change of sheets and pillowcases on a weekly basis. MAINTENANCE In the event of an emergency occurrence, the Landlord, or instructed Trades people may enter the property without notice, in order to remedy the emergency. The Landlord will endeavour to advise the tenant of this as soon as practicable SANITATION The Tenant shall keep the Property in a clean and tidy condition and free from any accumulation of rubbish. RENOVATIONS The Tenant shall not make any renovation, alteration or addition to the Property. The Tenant shall not install or have installed any external radio, television, sky, or other aerial without the express written consent of the Landlord. VENTILATION The Tenant agrees to keep the Property well ventilated at all practical times when the Tenant is personally in residence to prevent the build-up of mould and mildew. Because of the sensitivity of the smoke detectors the Tenant agrees to ventilate the room when cooking and to close the bathroom door, use the fan and ventilate the bathroom when showering. The Tenant will be responsible for the costs of any Fire Service call-outs resulting from a failure to ventilate the room when cooking or showering. SMOKING The Tenant shall not smoke cigarettes, cigars and the like in the Property and shall not allow any other occupants, guests or invitees to smoke in the Property. USE OF PROPERTY The Tenant shall use the Property principally for residential purposes and not for any unlawful purpose. The Tenant shall not make noise or disturbance that amounts to a breach of the peace, privacy or comfort of the Landlord’s other tenants or neighbours. ASSIGNMENT The Tenant shall not assign, sub-let or part with possession of the Property and the chattels (if any) or any part thereof during the term of the tenancy. FALSE CALL-OUTS The Tenant shall pay all costs arising out of false call outs (ie: no faults found), or resulting from misuse or damage caused by the Tenant or from false alarm call-outs. ISSUE OF KEYS The Landlord shall not be responsible for arranging secondary keys for the Property in the event the Tenant loses the keys. CARS PARKED AT THE TENANCY PREMISES The Tenant agrees that the tenant shall only park the tenants vehicle in the parking place allocated for the tenant and the tenant agrees to maintain the vehicle in a roadworthy condition with current registration and current warrant of fitness. The tenant further agrees that any guests vehicles shall be parked on the road and not on the tenanted property. SPECIAL PROVISIONS Because the Apartment is one contained within a motel complex the Tenant may not hold parties in the property.
