Gujarat govt sets ball rolling for 22 lakh homes (Ghar nu Ghar)| Four schemes announced to fulfill the poll promise to construct 50 lakh houses in state in five years. #Gujarat government on Wednesday announced four schemes for construction of 22 lakh houses in urban areas of the state. The announcement is being seen as a major step towards construction of 50 lakh houses in next five years – a promise that #BJP made in its manifesto in run up to assembly elections last year. These schemes or housing projects, which are part of ‘Mukhyamantri Aawas Samruddhi Yojna’, include assistance to build houses for economically weaker sections (EWS) of the society, slum rehabilitation scheme, interest subsidy for EWS and lower income groups (LIG) for private housing, and housing for LIGs. A press release from the government said that the state cabinet has approved the four housing projects. It has announced a policy for in situ rehabilitation by public-private partnership (PPP) mode. These houses will be built on land owned by Gujarat Housing Board (GHB), the state government, urban local councils, urban civic bodies like municipalities, municipal corporations and development authorities. “All provisions have been made as per the budgetary provisions,” said Nitin Patel, state finance minister, after much prodding. “Rs400 crore was alloted for the LIG housing scheme in this year’s budget. About 40,000 people would benefit from the scheme,” he added. The minister further said that the state government would provide Rs1 lakh to beneficiaries with an annual income of Rs1 lakh to Rs2.5 lakh. A registration for Aadhar Card is compulsory for those looking to avail of the housing benefits. The state government, on its part, will also conduct a Third Party Inspection (TPI) to ensure quality of construction. The private developers, who will construct houses under the schemes, will be given Floor Space Index (FSI) of up to 3.0. The government will also offer interest subsidies to EWS and LIG beneficiaries, who will buy the houses from the private development in a government-prescribed format. They are liable to get subsidy of up to Rs1 lakh on interest of their housing loan. For this, beneficiaries need to buy houses in affordable housing schemes of the private developers. The government has allocated Rs15 crore for interest subsidy, which will benefit about 10,000 people. All the allotments will be done through computerised draw from list of beneficiaries.
