Had to do a check in for tenants moving into a property we acquired recently. Of course when tenants viewed the property even yesterday to measure for curtains, it looked beautiful with expensive furniture, pictures mirrors but when they moved in hours after the house became empty this afternoon, they did not like it at all. They could now see the scuff marks on the skirting, the difference in wall colour where things had hang, indentation in the carpet where furniture was and they were very upset. They refused to unload their belongings as it was not the house they had been promised they said. This reminded me why I pay someone to manage the lettings side and stepped away from the face to face contact with tenants myself. They were just full of complaints and yet the house had not changed from what they were happy with yesterday afternoon. It was only because my lettings manager was on a course today that I agreed to step in. So how do you handle it? You smile you nod you empathise and you try and make it right. Landlord had already bought paint for the walls and was just looking for someone to do the work and had agreed to a cleaner to come in for a few hours to save them having to clean themselves. I asked the tenant if they would like to paint themselves as no one will do a better job then those who are going to make it their home, and I will get landlord to pay for their time at a reasonable rate that a none professional painter would charge. They agreed. In addition I promised to get a professional cleaner(who happens to be another tenant)to come and give the house a good clean. This made them happy and they started unloading their belongings. My tenant who cleans for a living was also very happy for extra few hours work. Landlord over the moon that they do not have to find a painter now and happy to pay the tenants as well as provide the paint etc. Tenants happy Landlord happy And me? I had a really good time negotiating the deal.Lol
