Heres a GREAT reason as to why you still need Realtor Representation when building a home: My clients submitted an offer and the 5k seller contributions was laid out differently on the form with a description of 3k but the amount to state zero. (These are buyers who previously had a BAD experience with an unscrupulous builder and lost 5k earnest money ((Not with me!)), so of course I wanted to MAKE SURE they did not have an experience like that again. Yesterday, we waited all day for the contract but was told by the builder rep that her docusign was down. Today, I request a copy of the portion of the offer that stated what seller contributions my clients would be getting (after we were rushed to sign ASAP!. I was told Those are not for your signature. (Clearly not...but my clients are not comfortable signing without me reviewing it for them first). This form was also sent separately from the rest of the offer and we wanted to make sure that there was NO confusion and that everything was sent together to confirm that the builder could not come back later and state that that form was never a part of the contract. They would have likely went forward and signed had I not stopped them and pointed this out. Now, thats not to say that the builder-rep was doing anything unjust...but they represent the BUILDER / SELLER and I represent the other party. Its a red flag to me when the builder rep continuously goes AROUND me and directly contacts my client(s). I have other buyers looking in that area, but wont be taking them there after this experience. It was all about what was convenient for them.
