I MADE THE YOUNGSTOWN VINDICATOR: JULY 23, 2012 A Hot Head Burrito is to move into the former Mighty Moe’s location on Elm Street Also Monday, trustees approved leasing the former Mighty Moe’s property for a Hot Head Burrito location. YSU has owned the Elm Street building since late 2010, and it’s been vacant since about 2008. The building will be leased by Pamela VonBergen, owner and operator of the Subway on West Rayen Avenue on campus and the Subway in 20 Federal Place in the city’s downtown. The lease is for 10 years, with options to lease for three more five-year terms. Annual rent the first 10 years is $30,000, or $2,500 per month. It increases after that. The tenant will be responsible for the cost of utilities, insurance and property taxes. YSU must make repairs to the building including the roof. Those costs are estimated at $70,000 to $75,000. The restaurant is expected to open in 90 to 120 days after the lease is signed.
