I failed to mention that I have serious concerns about the long-term implications of rapid expansion in Durham, NC. This is clearly a case of gentrification (although it can be argued that the downtown and 9th Street disctrict lack a population displaced by development). It is certain that the face of Durham has shifted, and changes will have significant bearing on the ability of common Jane and Joe to survive in an economy driven by this change. More money coming in, prices go up.
