If my estimates are correct, just to pay rent on a space that was 2,600 square feet within Daytons downtown would be around $36,000 a month at the going rate of $15 a square foot (Thanks to Ms. Cadieux of the DDP for that average). Then you have to estimate costs of keeping an employee on site, maintaining security, online Point of Service systems, electrical, and maintenance— I would estimate, just to operate a small grocery store (as a for profit entity, minus donations if you operated it as an NPO) within the Downtown zone of Dayton, Ohio, you would require somewhere in the ballpark of 3.6 Million Dollars for the first two years of operations. You would require more if you decided you needed two employees. If you owned the property, the costs could potentially be halved. If the property used renewable energy sources, some of the bills could be mitigated on the long term scale. This does not however, fix the lack-of-parking problem that any grocery store would have. The only way to fix that, would be to buy, build, and appropriate a site specific to the store and associated amenities. One such site exists across from Liberty Hall on 1st street. Otherwise, the sites best suited would be outside of the DDP purview, and closer to Keowee Street. Without the parking, itd be unlikely that a store would succeed, unless it had bike parking, and catered specifically to that kind of buyer. At some point, I will solve this problem. Once I have, well have a local grocery store (owned by its members) where the shelves are stocked from sources as close to home as possible.
