June 2013 was unusually busy in both the Taranaki and Nelson Bays Regions. We typically see tenancy rates start to ease as we enter the colder months. There is no real indicator as to why tenancy interest continued on so strongly in Taranaki in June, we are not complaining of course. In the Nelson Bays office, there was a fair bit of movement due to floods that lent the way to owner occupiers having to find rental accommodation whilst their properties are getting repaired. Some positive changes within the company of late include, Taranaki property manager Marise Tempero becoming a Licensee or business owner as “Rented 2 Ltd”. Janine Ridings is set to take on a Licensee role shortly and Kevey Sands of Taranaki is becoming a full time staff member assisting Janine and Marise. My wife Julie Turner has “finally” joined the team in a full time capacity (I have been partitioning the change for sometime). Julie’s accounting background is of major benefit to the business in terms of general daily processes. The Nelson Bays office officially opened its doors 1st of May 2013. The Nelson Bays Manager Jah is heavily networked within the region. LPMNZ sees the cream of Property Management throughout New Zealand attending. It was a great opportunity for the team to network with industry leaders together with gaining further industry knowledge and technical advances. I recently caught up with property valuer Danny Grace from QV in Taranaki who had this to share on the market. “Nationally, residential property values have continued to gradually increase, and values are up 1.5% over the past three months and 5.7% over the past year. As a result values have now edged ahead of the previous market peak of late 2007. The increase is being driven largely by Auckland and Canterbury”
