Last Thursday at Swansea pin Dear Investor, We had another fun and excellent pin meeting in Swansea last Thursday, some great speakers bringing loads of positive energy and fabulous information with them! Lots of great networking and deals being done in the room. Fantastic! We started out with Gareth Morgan, from First Financial Wales, giving an update on the latest mortgage deals out there, and a spotlight on the lender Keystone who are offering a really great range of lending options for property investors. The overhaul of rental contracts in Wales, due to come in 2015/2016, has some very interesting points for landlords, particularly the removal of minimum 6 month ASTs, standardisation of social housing tenancy agreements and a huge simplification of Section 21 notices. The White Paper consultation period has closed, but if you contact Swansea Council Housing Dept you can have a copy and theyll still take unofficial input. Our first speaker was Ian Clark from Glide, talking about utilities and how to manage them when administering bills as a landlord. These are perfect for bills inclusive HMOs - bills paid by the landlord - removing all the admin headaches of multiple bills in multiple properties, but also ideal for averting World War III in student HMOs where they pay the bills themselves. Paul shared with us how a near-fatal property deal created a very lucrative exit strategy that has netted him and his J.V. business partner six figure sums each and every year ever since. His exit strategy is amazing; buying properties from the open market, distressing them (yes, distressing them!) and then selling them on for more money. Its a strategy that is very relevant in todays market with investors clambering for deals out of auctions. Paul also gave us an insight into The ‘PAT’ System - a tool that you can use to spot potential deals immediately and he shared with us the 3 simple ‘RULES’ that have been responsible for 80% of his business on-line.
