COMPETITIVE BIDDING: - More risk for the owner and contractor - Gets low cost bids, which doesnt always equate to best value - Potentially high charges for change orders - No contractor involvement during the planning stages - Emphasizes price NEGOTIATING: - Less risk for owner and contractor - Sets up a team relationship among contractor, architect and owner - Emphasizes quality and service - Reasonable charges for change orders - Heavy contractor involvement during planning stage - Contractor and subs are chosen based on experience, reliability, and on-time completion.
