Latest Vacancy: Senior manager, global capital projects: Lloyds.London Overall Purpose Provide strategic leadership, control and governance to enable the delivery of the capital projects for Lloyds property portfolio. Provide leadership and management to the Project and Constructions teams and reporting to the Head of Property Services. Manage outsourced teams and relationships with third party suppliers. Champion benefits of a global approach across all locations and products. Provide leadership and guidance to ensure an integrated and global approach to Capital Projects. Promote the Lloyds property portfolio, actively leading projects to enhance/expand existing office locations, lead the procurement of additional office space/relocations, as well as leading the new office strategy and set up process International travel will be required. Responsibilities and Accountablilties Manage a global footprint of 30+ properties with 600k square feet of space Manage and execute office fit-outs and building improvement programmes throughout the portfolio Lead the strategic reviews of Lloyds property portfolio and proposals across the regional footprint. Drive the creation and delivery of the Capital Investment plan Responsible for the delivery of key financial targets against the Capital Investment Plan, through the development of an innovative approach to procurement Ensure robust engagement with key executive stakeholders to gain support for strategic investment programmes. Define Capital Projects material that can be used to inform senior leaders of key risks / challenges relating to the function. Develop an engagement tool kit relating to regional Capital Projects which can be cascaded to the regional leadership and specialist functions within Operations and Global Markets Directorates Communicating the relevant segments of the Capital Projects services strategy across Property Services, to enable all people to be aware of how they are contributing to the overall business strategy. Ensuring that standards and policies are applied on every project. Responsible for the strategic supply base. Build strong collaboration with functions to ensure that all Capital Projects strategies, initiatives and business cases are cognisant of the full range of financial, technological and policy factors are adequately considered. Responsible for representing Lloyds on industry and subject matter groups and committees to enhance understanding of Capital Projects and to ensure regular visibility of external best practice. Supporting major projects as part of multi disciplinary teams, as required from time to time. Support positioning all business cases via the relevant internal departments with and emphasis on value propositions or payback periods in order to support programmes of change and or investment. Ensure that operational control and delivery of complex or core projects are always in support of and compliment business operations. Ensure that all Capital Projects services are executed to minimise risk to Lloyds business operations Establish and lead an environment in which all people can develop and apply their talents, achieve a high performance of team through effective career management, succession planning and development. Responsible for working with Property Services Risk Manager to ensure focus upon statutory compliance across all service functions Developing and adhering to a Sustainability Policy that is aligned to CSR strategies Driving disability awareness and considering requirements on all projects Skills, Knowledge and Experience Professional/technical experience Experience of working in a complex environment with a number of stakeholders, preferably within the insurance/financial services sector. Strong commercial bias and up to speed with general strategic issues/developments within the insurance/financial services sector. Significant experience and understanding of managing Capital Projects within Property/Real Estate industry. Significant project management experience within the Property/Real Estate industry. Excellent supplier relationship skills and solid customer relationship management skills. Ideally a relevant professional qualification to degree level. Proven ability to work effectively across teams, and communicate effectively at all levels. Experience of operating and managing large time and cost sensitive projects in a pressurised environment. Experience of resource and cost management on large projects. Extensive experience and capability in strategic business planning, and expertise in, with a rational approach demonstrable, of budget preparation and management Knowledge Exemplary supplier communication skills A strong all round experience of commercial workspace construction practice Experience of global and regional delivery Strong understanding of value management Awareness of commercial market Good experience in and passionate about partnering with suppliers Embraces change and the benefits it can bring to successful project delivery. Strong IT skills, including Microsoft Project, and wider Microsoft Office suite in particular MS Excel and Powerpoint Communication / Influence Strong presentation skills in order to present to a variety of audiences Ability to influence and balance conflicting views to reach consensus Good communications skills verbal and written. Ability to express thoughts and ideas in a structured and logical way. Team player. Excellent influencing and negotiation skills. Excellent problem solving/decision making capabilities. Able to operate independently and on own initiative whilst building strong relationships within the department and across the wider organisation at all levels Proven ability to challenge/communicate (oral & written) at a senior management/executive level within an organisation. Strong leadership and people management capabilities (both directly through line management relationships and through indirect project participant/stakeholder relationships). Motivated and ambitious self-starter with a professional attitude. Expectation is that the successful individual can hit the ground running. Demonstrable delivery focus with a can do attitude rather than hands off management. Driven and persistent.
