This fast and transparent way to sell will be the chosen method to sell homes and is not associated with distressed sales. “The auction process that we are bringing to the US is going to change the real estate industry,” said Talechia Plumlee, Owner/Realtor, Harcourts Ranch & Coast, AuctionMyHomeSanDiego Talechia has teamed up with a top auctioneer from Australia, Ben Brady, Harcourts Brady & Co Auctions, to bring Harcourts’ highly successful auction program from Australia to San Diego residents. A few homes recently scheduled for auction in San Diego, received $50,000 and $150,000 all cash offers above the reserve price. These homes sold before they even went to auction. “That’s one of the tremendous benefits with the auction program. We set a reserve–the lowest price a seller would accept–prior to the auction. Buyers are always welcome to make offers prior to the actual auction date and a seller can choose to accept the offer,” said Plumlee. Brady sold 1,500 homes via auction in Australia last year. He sees the San Diego market as a prime place to establish the auction program and is confident that it will follow the success it’s had in other countries. “We’ve seen an explosion of real estate being sold through the auction process; 60 percent of the real estate transactions in Australia are done via auction and 80 percent in New Zealand,” said Brady. The auction program is for serious sellers and buyers. It requires full due diligence to be performed prior to the auction creating full transparency for all parties involved. “Auctions create urgency through competition and generates prompt counter offers; allowing buyers to get a yes or no answer immediately,” explained Brady. If the home doesn’t sell on auction day, it can be sold later through traditional methods. “Ultimately, the auction program creates a way for buyers and sellers to come to a fair and equal opportunity that hasn’t existed in the real estate market, in this particular way, until now,” said Plumlee.
