My husband and I were tenants at the Lodge at Warner Ranch for six years. Recently we just purchased a house and ended our lease with the Lodge at the end of Nov. They sent us a closing statement, while at the same time we received a statement from a collection agency. Letter from the Lodge was dated 12/9 and stated on the letter it was mailed on 12/10. We received it on 12/19 and we only live three blocks away. It also states the total amount is required to pay within 14 days from what? Day it was received, day it was dated, or day it was mailed? They are charging us for new carpet which we do not agree with as when the carpet was installed two years ago they did not do a good job as there were rolls and the seams were coming apart. We do have two Chihuahuas but they are not diggers and have never chewed on the carpet. This all happened because no one from the office verified the carpet was put in correctly. Does not matter to me as a tenant because that is their responsibility. During the time the carpet was installed both my husband and I had surgeries and were not thinking of the status of the carpet. Anyone who has lived in an apartment know the carpet is very inexpensive and it gets installed and cleaned by the lowest bidder, in my opinion. Then we signed our renewal in November for an additional year. One of the perks was a free carpet cleaning and I asked for that to he done in Dec. Well the carpet cleaning guys came out and told us that there was no way they could clean the carpet until it got stretched and the seam was fixed. I called Marivel, Apartment Manager, and did not get a satisfactory response so I decided to e-mail to have record of it. We went back and forth for months her saying the carpet is out of warranty and they would have to get bids to get it fixed. I mentioned to her, in our conversation, she would not have had to worry about the warranty had they verified the work in the first place. She finally had, over the course of months, contacted different companies to come to the apartment for pricing. This was finally resolved in July and we gave our notice in Sept so we decided to wait to have it really cleaned when we moved out. Well when we were having the walk through with Renee, Facilities Manager, and two other employees, he told us not to worry about cleaning the carpet. That sounded strange to me because other tenants who left had to get their carpet cleaned as it was a requirement, unless they changed their process. Anyway I am putting together a package to send to the collection agency to fight the charges. I would not recommend anyone to even consider moving into the Lodge as they do not take care of the grounds. Every day when I would either take the dogs for a walk or even just walk to my car I had to walk over bird poop. Also the stairways and hallways were never cleaned. We even received emails stating we should take responsibility in keeping the areas cleaned. I am not going to do a service that they should be providing. Also the dog fecal matter is terrible and if I had kids I would be concerned about them playing in the grass area. When we first moved in and for about three years it was great but over the last three years it has gone done. If you are to visit the Lodge after the holidays you just might see me walking in front of the lobby with my sign protesting. I am not letting this type of unreasonable action get the best of me. They just do not know who they are messing with. DO NOT MOVE INTO THE LODGE, IN MY OPINION.
