My thoughts on the Dahlonega Real Estate Market. Comparing 2014 verses 2013, the average sales prices are up considerably in Lumpkin County. The total number of home sales for 2014 in Lumpkin County were less than the total number of sales in 2013. It is also worth noting that total inventory continues to drop. We have between 10% and 15% fewer homes on the market than we started out with last year. We are starting to see some new construction spec homes come on the market. I would not be surprised to see more new homes come up as our supply of homes continues to fall. The new homes will be built on land bought out of foreclosure for pennies on the dollar. This may give them an advantage over homes that were built when land prices were at their peak. Prices have risen to the point many people who were upside down on their mortgage are no longer in that situation. If you have been holding off putting your home on the market because you thought you could not afford to sell it, now may be the time to list it. I think you will do better selling now before you have a bunch of new homes competing for buyers. The number of foreclosure sales in 2014 is down considerably compared to 2013. I suspect the higher number of homes sold in 2013 can be attributed to investors snatching up the end of the low priced foreclosures. Land prices are rising as well. I have people buying land now that they plan to build on later. I sold land last year that they are building on now.
