If your electrical wiring isn’t up to date and doesn’t conform to the 2005 legislation, your house isn’t safe. Every year faulty electrics are responsible for 2,000 electric shock accidents and 12,500 fires in the home. In order to comply with Scottish Building Regulations you should always use a registered electrician as they can Ensure that your rewiring is legally compliant Provide certificates that show that commissioned electrical work meets all current safety rules These regulations don’t just apply to a MAJOR REWIRING . Replacing fuse boxes or carrying out Portable Appliance Testing (PAT) procedures on gadgets, tools and appliances all have to meet the rigorous standards imposed by BS7671. HOW TO CHECK THAT YOUR ELECTRIC WIRING IS SAFE If you are at all unsure about the state of your electrics, then here are a few things that you should look out for, and will indicate that it’s time to call in a reputable electrical company. Your fuses frequently blow out Your sockets are mounted on your skirting boards Your lamps blow on a regular basis You don’t have enough sockets for your needs in your house Your cables aren’t sheaved in PVC If you experience any of the above situations, or you’re just unsure when your ELECTRIC WIRING was last given a complete overhaul, then it’s always better to be safe than sorry. CHECK YOUR FUSE BOX One way on which you can confirm that your electrics are in good order is to take a look at your FUSE BOX . A Residual Current Device (RCD) is equipped with a cut out mechanism that will cut off all your electricity should a fault occur in your electricity supply. The RCD automatically monitors the electric current that’s running through your circuits. If you are at risk of electrocution, the RCD could mean the difference between life and death. It’s estimated that over half the homes in the UK still don’t have one of these life saving fuse boxes. Installing an RCD should ALWAYS be carried out by a certified electricians, if you use the services of a firm or individual who doesn’t have the necessary safety certificates and registration, you run the risk of an electrical accident or worse. When you use a REPUTABLE ELECTRICAL COMPANY, the work will be certified and guaranteed. If you have a fire as a result of RCD installation by a non-qualified electrician, your insurance company may not protect you. SAFE ELECTRICITY AT WORK AS WELL AS IN THE HOME The Electricity at Work regulations, state that electrical wiring and installation should be visually tested on an annual basis, and that all companies must have comprehensive inspection every five years. A regular installation inspection will be able to alert a business owner to any problems that may become dangerous if left unattended. PAT TESTING IS IMPORTANT As an increasing number of companies rely on more and more electrical appliances within the office environment a PAT test is also recommended. PAT testing isn’t mandatory, but if you want to reduce accidents and the risk of fire, it’s a very good idea. Companies that constantly expand their IT or construction companies that use power tools should have a regular PAT test. ELECTRICAL SAFETY FOR LANDLORDS If you’re a landlord or a letting agent, you must be registered with your local authority. Under the terms of this registration you have to have your electrical installation and appliances checked out under the terms of the 2006 Housing Act (Scotland). The Act states that: ‘An ELECTRICAL INSTALLATION in a property must be in a reasonable state of repair and proper working order at the start of the tenancy and at all times during the tenancy.’ HOW TO MAKE SURE YOUR ELECTRICAL INSTALLATION IS SAFE AND LEGAL Whether you are a home owner, a business owner or a landlord you should always rest assured that your ELECTRICAL INSTALLATION IS FIT FOR PURPOSE AND SAFE .
