Renting with pets When I moved to Summit 12 years ago I had 2 golden retrievers and a cat. They all used the correct spot for the bathroom, always. My landlord got a very premium rent because I had the pets. I am now a landlord and have rented to people with pets since we bought our rental unit. We required references from previous landlords to indicate that the pets were well-behaved. We also began by charging an extra $100 per month per pet. We changed this since we love animals. Our HOA used to turn their heads to tenant with pets rentals. We petitioned to allow tenants to have pets. We now have one of the very, very few HOAs to allow tenants to have pets. It took a few years to get the official policy changed, so in our leases we put in a clause that pets were technically not allowed for tenants by the HOA, but that they were allowed in practice if there was not a problem with the tenant pet. We also put into the leases that if the tenant had to leave the lease early because they had a pet they would not lose their last months rent, nor deposit, nor be obligated to continue the rental, and that we, as landlords, would actively assist the tenants in finding a comparable lease. I would encourage everyone to look for such terms or for a forward-thinking HOA like Timber Lodge (in Summit Cove).
