Residential Building Maintenance Technician Employment opportunity for our U.S. Veterans! POSITION TYPE: Full Time - Permanent LOCATION: Los Angeles, CA SALARY: Non-Exempt - Negotiable (based on skill level & experience) REPORTS TO: Resident Portfolio Manager SCHEDULE: Monday thru Friday and weekends POSITION DUTIES: Follows specific instructions and procedures in the maintenance and repair of Housing Properties. Performs general maintenance activities to ensure the properties meet and maintain required standards and the physical condition of the buildings does not deteriorate. ON CALL 24 HRS, 7 DAYS PER WEEK. The apartment maintenance worker is responsible for electrical and plumbing systems, A/C and heating systems, appliances, and irrigation systems. In addition, must keep stairs and gates in good repair as well as repair and paint walls and fix leaks in ceilings. Duties include but are not limited to: regular preventive maintenance to ensure that all machinery is functioning smoothly, checking fluid levels, replacing filters, and replacing machine parts that wear out, unclogging drains, troubleshooting and fixing electrical switches, and repairing air conditioners, inspecting and diagnosing problems in the apartment complex and deciding on the best method to correct them. In order to do this, you must be able to read repair manuals, blueprints, and order parts. Know how to use power tools such as electric drills, saws, and electronic testing devices. Perform general building maintenance and repairs; May perform minor electrical and plumbing repairs as well as carpentry work. Cleans units, as needed and may include sweeping, dusting, removes litter and wastepaper. Conducts regular daily inspections of the property. Paints interior and exterior walls, as needed. Dry wall replacement; paint interior and exterior walls and fix leaks in ceilings. Follows all safety requirements while performing assigned duties including but not limited to proper handling and storage of cleaning products; and operating, cleaning, and maintenance of tools and equipment utilized. Performs other miscellaneous related duties, as required. REQUIREMENTS: Must have your own set of tools. Must exercise very good organization and time management skills. Must have excellent communication and interpersonal skills with the ability to interact with many types of personalities. Must have sound judgment and discretional skills and be able to work with little supervision. Must be able to speak, read, write and understand English fluently. Must have a clean driving record, a valid, current, and non-probationary CA Driver’s License, and reliable transportation. High school diploma or general education degree (GED) plus minimum 7 years related experience in the building & construction trades; vocational certificated training and licensing preferred. Knowledge of maintenance methods and tools, cleaning products, and painting helpful.
