Staged a ‘lived-in’ feeling if selling to families CHICAGO – Nov. 22, 2013 – While many property agents and home sellers like to stage a residence to prepare it for the market, the strategy can actually backfire when showing to families shopping for their next home. All house hunters want to view a listing that is neat, clean and in good condition overall. However, a staged property with nothing out of place and everything perfect can convey a sense of emptiness and coldness that turns off buyers with children. A vacant house or new construction allows prospects to use their imagination and picture themselves in the space the way they would use it. But a staged home that doesn’t offer the warmth of a “lived-in” feeling probably will not attract family-oriented buyers. While it’s important to make sure beds are made and rooms are clean before showings, more Realtors are agreeing that it’s also okay to keep a few family photos on the wall or even have a toy out of place.
