TITLE: Residential Revenue Analyst PRIMARY FUNCTION: The Revenue Analysis works under the general supervision of the SVP Residential Operations. This position is responsible for setting revenue strategy and maximizing the revenue performance of the multi-family assets. Specific focus should be on rent growth and vacancy loss strategy but the position will be involved with all revenue streams of the portfolio. This position will be responsible for identifying opportunities and crafting solutions for improvement at the property and portfolio level. This position is responsible for maximizing property unit revenue through effective use of the Yardi Rent maximizer management system. DUTIES AND RESPONSIBILITIES: • Assists in execution of an overall pricing strategy and the methodology of achieving it within Rent maximizer and Yardi environment for new and renewal leases. • Monitors property and market performance to assess impact of pricing actions, ensure compliance with pricing strategies, and develop future modifications. • Analyzes pricing strategies and tactics, market segmentation, customer price sensitivities, and revenue management initiatives. • Reviews and understands competitive pricing, pricing strategies, amenity values, and property needs by traveling and conducting on-site meetings with property management staff. • Interprets and understands economic, demographic, and supply demand trends and how they impact the multifamily sector. • Support development and/or modification of training materials for Rent maximizer. • Performs other related duties as assigned. SKILLS AND REQUIREMENTS: • A successful candidate must exhibit financial and analytical skills, with a strong multi-family operations backdrop. • Be disciplined and results driven with strong skills to ensure consistent focus on key drivers and performance metrics. • Must be organized, have strong communication skills, strong analytical ability, and be able to multi-task with a strong multi-family background. • Ideal candidate will possess a strong work ethic, superb quantitative skills, and a proven record for both professional and academic excellence. • Must be comfortable working in a team environment as well as independently. • Experience with Microsoft Office, especially Microsoft Excel. Yardi experience a plus. • Must be comfortable traveling to different communities as needed. EDUCATION AND EXPERIENCE: • Bachelor’s Degree in finance, business administration or other related field is preferred. • Experience with Revenue Optimization Programs, and Yardi or a related financial software package designed for the multi-housing or similar industry. • Minimum 3-years’ experience in market rate multi-family industry and the ability to think analytically and develop out of the box solutions. • CPM a plus or equivalent designations. • Strong quantitative skills and solid financial analysis experience. • Reasoning Ability: Ability to define problems, collect data, establish facts and draw valid conclusions. • Communication Skills: Proven written, verbal, and interpersonal communication skills.
