These photo-simulations are from the Canoe Place Planned Development District website to help interested community members visualize what 40 townhomes would look like on the east side of the Shinnecock Canal - The developer would like to do this construction project to make the rehabilitation/historic preservation of the Canoe Place Inn into a catering facility/inn economically-feasible on the west side of the Newtown Road. The 40 townhomes are being called "boathouses" because that residential development will feature a marina (the one where Tide Runners is presently located). I am posting these photos to give a better idea of the high-density, 3 story height, and aesthetic impacts of this proposal - Please feel free to share your thoughts ... If the Town Board is inclined to approve this project due to the community benefit of having a premier, historic catering facility Canoe Place Inn - what additional mitigation needs to be proposed? Less density, ample evergreen landscaping, no tall masonry fortress wall? The hearings continue at Southampton Town Hall on Tuesday, September 10 ...
