Please note that the Float and the trees on another title are not something which you will have any influence since A] The float relates to your title conditions and B] It is the owners of the actual trees, contained within their title that will decide what, if anything, will be done. Please do not confuse the float with actual running costs in the first year of occupancy since these are two entirely separate issues . New owners should note that your initial annual charges will be subjected to fairly big annual increments after years 1 & 2 due to guarantee periods ending and maintenance contracts commencing for the equipment and machinery contained within the building(s) and the completion of the site/end of the builders duty of care period. It will only be in the 3rd year of occupancy that the true annual costs will materialise since all repairs and maintenance issues will then be applied to the owners. It is currently impossible to confirm any set monthly figure for a building and development which is not completed at this stage and has many variables in relation to stairwell design and car parking space ownerships but we will be able to assure owners that they will have an input in how they would like their building managed and maintained. I will be happy to explain the developments current position at this date but am unable to determine what your monthly running costs will be until they have been confirmed by the developers when the building is handed over to ourselves.
