Tony Nunes 8 hours ago Dundalk Urban Area File# C15/13 The Corporation of the Township of Southgate Notice of Public Meeting and Open House Concerning a Proposed Zoning By-law Amendment The Council of the Corporation of the Township of Southgate is considering an amendment to the Zoning By-law 19-2002 pursuant to Section 34 of the Planning Act, R.S.O. 1990, as amended. This proposed amendment has been initiated by the Council of the Township of Southgate. Council will hold the following events to get feedback from the public and answer questions relating to the proposed amendment: Open House: Wednesday, August 7, 2013 5:00 – 7:00 pm Frank McIntyre Building 250 Owen Sound Street, Dundalk This meeting is a drop-in session open to the public. Staff will be available to answer questions. Materials will be available for public viewing. Public Meeting: Wednesday, August 14, 2013 7:00 pm Council Chambers Hopeville Administration Office 185667 Grey Rd 9 The Purpose and Effect of the proposed zoning by-law amendment is to implement changes to the zoning by-law with respect to the General Industrial Zone (M1). These proposed changes would mainly affect the industrial zoned lands in the urban area of Dundalk. The proposed changes to the by-law seek to: Correct a zoning by-law error created through a previous amendment (By-law 6-2009) which failed to add several permitted uses to the General Industrial Zone (M1) Split the current General Industrial Zone (M1) into two categories which would fall under Section 22 of the by-law Rename the new categories as: General Industrial (M1) zone and Industrial Park (M5) zone. The proposed new categories under Section 22 would be renamed “Serviced Industrial” Zones to recognize the availability of full municipal services in Dundalk Refine the permitted uses of both serviced zones by adding and deleting uses to better reflect the current community needs, provide greater clarity and economic development potential of the industrial areas Ensure there are adequate definitions are available for all uses permitted under Section 22 Create a better working by-law document which is readable and concise Provide changes to the mapping of the Industrial Park area (also known as the “Dundalk Eco-Park”) to exclude some areas which are not suitable for development, including an area to be rezoned “Open Space” and an area to be rezoned as Environmental Protection (EP) Location of the Affected Lands The proposed amendment applies only to the lands currently zoned General Industrial (M1) within the urban area of Dundalk. Materials for Public Viewing In addition to the scheduled Open House, the draft amendment and supporting materials will be available for public viewing on the Southgate Website at southgate.ca/content/planning-applications-public-notices. Please note that a decision on this amendment will not be made until after all public comments are considered. A new Public Notice will be posted with the final version of the by-law at a later date. This final version is expected to be considered by Council later in the fall of 2013. Making an Oral or Written Submission Any person or public body is entitled to attend the public meeting and make written or oral submissions in support of, or in opposition to, the proposed zoning by-law amendment. Persons wishing to make an oral submission to Council at the public meeting are invited to register with the Township Clerk (see contact information below). Written comments should also be addressed to the Clerk at the address below. If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Township of Southgate before the by-law is passed, the person or public body is not entitled to appeal the decision of Council of the Township of Southgate to the Ontario Municipal Board. If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Township of Southgate before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
