Very Interesting Facts: Consequences if the city council votes Yes for annexation: * 640+ new homes with 1700 residents, including approx. 330 school-age children * FOR population will increase 26%, while the citys land will increase only 7% * Population density in the annexed area will be 4 times the current density in FOR * 126 million gallons annually will be extracted from our Trinity aquifer to service the annexed area. * City water supply from current city wells will be threatened and we cannot increase our allotment from Canyon Lake. (See Water Resource details below.) * 1500+ vehicles will be added to our roads, clogging intersections and increasing commute times * Increased construction traffic tearing up residential streets (this will continue for many years) * City Services will be stretched to the breaking point. Fire, Police, road maintenance will need to be increased at taxpayers expense. * School overcrowding * The quality of life that brought us to Fair Oaks Ranch will be changed forever. Water Resource Details: * If annexed by the City of FOR, the property will fall under the Trinity Glenrose Groundwater Conservation District (TGGCD) where there is no limit on the number of homes that can be built. * According to the FOR city engineer, Ronald Emmons, the city plans to expand the current water system to incorporate the 4-6 public water wells proposed by the developer. At this time, no wells have been tested on the proposed property to ensure the supply would be adequate. Yet..city council is prepared to vote without this information. Consequences if the city council votes NO for annexation: * Development of the 345 acres will be restricted by and subject to the rules and regulations of Cow Creek Groundwater Conservation District and/or Kendall County Development Rules. There are two options available to the developer should he choose to proceed: Option 1: If wells are drilled on the Kendall County portion of the property, the maximum number of homes will be subject to the rules of the Cow Creek Groundwater Conservation District. The maximum density allowed is 86 homes. (see CCGCD Rule 10.3) Option 2: If wells are drilled on the Comal County portion of the property (2.39 acres), and water is piped to the rest of the property, the maximum lot density will be subject to the Kendall County Development Rules. The maximum density allowed would be 114 lots/homes. (see Kendall County Development Rule 300.1100.9) Summary If we do not annex the 345 acres, the maximum number of homes that can be built is 114 and we will maintain our quality of life as promised in the FOR Mission Statement!
