Which one of these sounds more professional: (1) The interior basement stairway has only an (approx) five-foot clearance from the stairway ceiling to the second lowest step tread. This clearance height does not conform to building code requirements, and it constitutes a potential hazard--especially when climbing the stairs from the basement to the main floor of the Subject. Remediation by a relevant professional is recommended... (2) Appraiser cracked his head really hard and almost knocked himself out on the five-foot high clearance beam at the bottom of your basement stairway. FIX. YOUR. FREAKIN. STAIRS. DAMMIT. Yeah, the first one...I agree, and I just typed it into the appraisal report...
