A Thursday afternoon vent... Think all agents are alike? Think again... I just spent 30 minutes on the phone with a Buyers Agent screaming at me because her clients who were suppose to close a month ago are frustrated with the loan process that her Husband, the agents Husband, is the Loan Officer for. Conflict of interest- I think so. Now they are frustrated because they (meaning the agent, the lender, and the buyers) want my seller to sign documents that he is responsible for the flooring they had to install to get their loan since they did not qualify for the rehab loans. Lets just say the buyers get hit by a bus tomorrow, the estate, my seller, does not want liens or the cost of flooring they would have not installed. We according to the them are being difficult. In addition, we only requested an additional $1000 for a 30 plus day delay in closing and that too is being difficult. Its not our fault the flooring was pulled out. So I ask Was there flooring when you showed them the property? Answer No. So How is it our fault the buyer does not qualify for the rehab loans? Why are we being difficult placing verbiage that protects the seller from liens should the buyer not be able to close; after all, we are currently more than 30 days delayed because of their loan issues? Lastly, she said the buyers, who had originally called me first without a pre-approval letter thought it was ridiculous that I require a pre-approval letter prior to showing a home. Really?!!!! And she wonders why we are 30 days delayed and still not closed! Really??????? I communicated that it is a requirement of the Georgia Real Estate Commission that we only bring ready, willing, and able buyers to a sellers home. Why would I bring someone who cannot buy a home into my clients home? She responded with That is just ridiculous! Not apologizing for doing my job in a professional and kind manner. Yes, I do take what I do very serious and I recommend to my clients what is in their best interest. Yes, I do write up tight and detailed Contracts and Amendments to ensure the terms are clear and can be upheld in a court of law. You know- the kinda contracts we are suppose to write up. Last time I checked a real estate transaction is most peoples largest financial transaction...doesnt it deserve proper representation? Doesnt their wallet deserve to be protected? Within this 30 minute session her message was loud and clear to me... The agent demonstrated she showed the property to buyers who were not qualified at the time. -And the loan is still not closed so we will see how it plays out. She demonstrated she does not really represent peoples best interest- just her own on getting a paycheck. -She clearly does not care if her sellers get liens etc on their properties. She demonstrated she does not know or follow the guidelines of the Georgia Real Estate Commission for which she carries a license. She demonstrated she does not know how to communicate to her client as she does not know that her client calls me often complaining. And she demonstrated that she writes loosy goosy contracts because my stipulations and Amendments are too detailed. I ask again, Think all agents are alike? Dont place your hard earn dollars in the hands and keeping of just anyone. You have too much to lose and too much at stake! You know what is difficult for me to understand? Those who are licensed that perhaps should not be. Vent over:)
