AP capital region realty awaits CRDA master plan The Capital Region Development Authority (CRDA) took over the Vijayawada-Guntur-Tenali-Mangalagiri Urban Development Authority (VGTM-UDA) with effect from 30th December 2014. This means that to start any construction either by an individual or by a builder, sanction must be approved by the CRDA. However, the government is still in the process of finalising the Master Plan for the region which may take five to six months to complete. Till then, with no clarity on land-use, builders and individuals in the region have been forced to halt the construction work. T Ramaiah, planning officer, CRDA says, “From 30th Dec 2014, CRDA has been vested with powers to sanction all permissions with regard to construction of buildings and approvals for layouts in the 7068 sq km of the capital region. However, this does not apply to the 122 sq km of capital city area.” Even re-construction or re-furbishing of independent houses or projects will require permission from CRDA. “Currently, the government is in the process of developing the Master Plan which will take five more months,” adds Ramaiah. The Master Plan for the capital city area is being planned with Singapore and Japan governments. The capital region covers 7068 sq km area with villages and mandals falling under the Guntur and Krishna districts. On the other hand, the capital city area covers 122 sq km and includes Thulluru Mandal, Tadepalli Mandal and Mangalgiri Mandal. A Siva Reddy, president, CREDAI Andhra Pradesh Chapter says, “Though CRDA has taken over but till the Master Plan is not cleared, there will be no clarity on whether the land can be used for commercial or residential or any other purpose. So, even if a person applies for permission for construction it will be stalled.” In normal circumstances, till the new Master Plan is cleared the old one continues. However, since the VGTM-UDA ceased to exist, the old Master Plan can no longer be continued.
