Attention fellow investors and agents! This is just an FYI to beware of people trying to sell a house that has been recently Quit Claimed. A couple weeks ago I dealt with a lady who called me wanting me to buy her house. Long story short, she illegally quit claimed the property to herself while the rightful owner had no idea this was going on. Luckily I was put in contact with the original owner (neighbor gave me his number), I went to County Records and pulled a copy of the quit claim deed that was filed several months ago and sent it to the rightful owner. His signature was CLEARLY traced and I could find absolutely no record of the notary who signed the document. Needless to say, he will be filing a fraud claim with the local DA against the fraudster who took his house. So.... long story short, ALWAYS do your due diligence and ask LOTS of questions! I suspected something was up when her answers to my questions did not line up with what I saw in the tax records...
