Dear Mr Nandan Reddy . 1 Residents of Phase 2 Arcadia are suffering immensely since last two years due to following four basic essential facilities not having been provided to them as yet, despite repeated requests to you. These have already been provided to phase 1 residents, so why discriminate Phase 2 residents for these .They are very upset and have refused to discuss any other issue including maintenance until these are provided. You will agree our grievances/demands are genuine and reasonable. These should have been provided at the time of possession itself. These basic essential facilities are:- Drive- Way between Phase 2 and Phase 3.People are not able to park their cars in their garages. Domes/window sheds between Phase 2 and Phase 3.Rain water is entering the house through window. Lifts-Only lift in B Phase 2 is not working. Please repair and install two more as per agreement , so that there is one available in working condition always. Piped gas to all balance residents 2 You have already received money for these and any further delay is not acceptable. Hence We request you to complete these within two months. In the mean time we will discuss the issue of maintenance with all residents and resolve this issue with consensus. You are also requested to recover pending maintenance from those not paying it during this period of two months and give us flat wise no-due certificate after attending to any major issues which they may have with you. People are very upset due to repeated failure on your part to keep your commitments given in writing during various meetings during last two years. 3 For the time being we will keep the issue of other amenities including occupancy certificates pending, but essential ones as per paragraph one above have to be completed before you ask for increase in maintenance charges. 4 Let us work in harmony in the interest of JES and Arcadia .Any confrontation will harm both. Remember most of us in Arcadia have given you our hard earned money for a comfortable home with amenities as mentioned in the agreement and brochure ,which we are yet to get, despite more than three years. You in JES also need to do some soul-searching and introspection ,before you insist on increasing maintenance . 5 I went through your letter/mail on maintenance. You are not at all justified in threatening us. Please read the AP Housing Society Act .There is a full chapter on liability and responsibility of builder. Govt has also recently passed a law on Real Estate. We are also now getting fed up with your attitude. Please do not force us to resort to/ create unpleasant situation. We are only asking, in fact requesting, for basic essential facilities, which you should have provided long ago. 6 I know ,as usual, you will not reply to my mail .But I assure you that you can not get away by avoiding us ,because you have taken our hard earned money and we will follow you till we get our dues.
