Does building green add value to your home when it comes time to sell? There is no doubt that building a sustainable home can add considerable value when it comes time to sell. Smart Property Investment reports a recent study from PRD Nationwide shows that sustainable features in a home can boost a propertys sales price by an average 10 per cent. Buyers in Melbourne are prepared to pay more for green features. Houses with solar panels and water tanks sell for 12 per cent more than those without, while a solar hot water system adds 5 per cent to the sales price. The biggest returns are attached to grey water systems and have seen an average sale price of 15 per cent more than standard homes. Overall, properties with a high energy efficiency rating tend to sell for 10-20 per cent more than unrated homes. Weve seen this increase happen across Australia, and demand for energy efficient homes continues to rise. A 2008 study from the ACT, Energy Efficiency rating and house prices in the ACT, examined the relationship between energy efficiency and house prices, finding that a half-star increase in the energy rating translated into 2% increase in capital value. CEO of the Green Building Council of Australia, Romilly Madew recently commented: While many Australians are reluctant to pay more for a green-certified home at the moment, it is almost certain that they will pay less for non-rated, inefficient and unhealthy homes in years to come – so although a ‘green premium’ may not be much, the ‘brown discount’ for inefficient, unhealthy houses and apartments that are expensive to run will be considerable. Such homes would be worth less, and harder to sell on. There’s no doubt that a sustainable home uses less energy and water – and that can save you thousands of dollars each year.
