Please provide an executive summary with financials for pre-approval process. After this, the CFO will approve your proposal after the numbers have been calculated. Please note that before asking our attorneys to look at Agreements for our signature, we need to briefly pre-qualify our deals by using the following data points: 1. Asking Price 2. Current Market Value 3. Current NOI (Net Operating Income) and Proforma NOI 4. Current Occupancy 5. Cap Rate, Property Class 6. Is any work required? Are all units in rentable conditions? 7. Current Debt (Senior and Junior loans; amount, lender, terms, due date) 8. Is the current financing assumable? 9. Is the seller willing to offer a carry-back? 10. The Story (or Narrative): Why is this a good deal (location, companies in vicinity, job market, etc.), why the property is being sold. 11. For clients who require financing, we need to know in addition: (a) How will the borrower payback the loan? (Or the Exit Strategy); Will the buyer re-sell the property or re-finance? (b) How will the money be used: loan, value-added etc.? (c) Is the buyer experienced? (we must ensure he/she is not losing the money) If you are targeting small and medium banks for REOs and performing/non performing notes, we are asking for a tape with pricing expectations; then we select the deals that make sense for us and/or our clients, ask for a few qualification points, and make offers.
