Hi, I am writing you to encourage you to attend the Planning Meeting concerning zoning for the Wise Farms subdivision to be built directly north of Brownsville and directly east of Dobbins Run. The meeting with the developer is scheduled on Wednesday, January 21, 6:30 pm, at the Erie Town Hall. Please see below for details of this development which will directly affect the subdivisions of Brownsville, Dobbins Run, and the area between 109th and 119th Street, and Jasper Road. Repeated attendance, when possible, at the neighborhood meeting (which was Jan 7) and the zoning meetings is important, even if your comments are the same at every meeting because different decision makers will attend each meeting, and they will ultimately decide how Wise Farms is developed. The proposed Wise Farms subdivision is for 166 homes. We would like the zoning to remain the same as Erie’s Rural Residential —one home per two acres, ensuring zoning preserves the rural character of this area of Erie and eastern unincorporated Boulder County. I have included my original email below, along with the neighborhood meeting notice sent to property owners directly adjacent to the Wise Farmland. Thank you neighbor, Karl Schultz, for sending an email stating the developer’s Neighborhood Meeting notice was incorrect. The developer, Jim Dullea from Jasper Investments, Highlands Ranch, wrote the Wise Farms plan includes 66 homes, but the plan is actually to build 166 homes. Wise Farms will be located adjacent to Brownsville and Dobbins Run. Rezoning this land between Brownsville and Jasper Road and between 119th Street and Dobbins Run is underway, and the Erie wants our input before they make their final decision. Please help preserve this beautiful area of eastern Boulder County! If Wise Farms is developed—please help ensure that it is done in a manner which preserves the character of our neighboring properties. This proposed rezoning and development will affect your neighborhood, turning this special acreage near your homes into another higher-density residential neighborhood—further increasing traffic on the already busy roads of Highway 287, Isabelle Road, Jasper Road and 119th Street, impair mountain views, attract fewer wildlife, and will add noise and light pollution where, for 100 years, Wise Farms has been known instead for its acres of beautiful farm fields and giant cottonwood trees. Because of the developer’s reporting error, the Town of Erie has agreed to postpone four upcoming meetings to give us more time to plan to attend and comment at three of the 4 upcoming meetings. Meeting 1: A Neighborhood Meeting required by the Town of Erie between the developer, the neighbors and all interested parties. This discussion with the developer has been postponed to the week of January 5 from the earlier date of December 17. I will write you again when the corrected notices are resent with the new date, time and location proposing the 166 homes. Date unknown. — UPDATE: MEETING SCHEDULED FOR JANUARY 7 AT 6:00 AT THE ERIE COMMUNITY CENTER. Meeting 2: Planning Commission Meeting with Public Comments proposed on Wednesday, January 21, at Erie Town Hall, 645 Holbrook, at 6:30. The Commission will make their recommendations to the Board of Trustees during this meeting. Meeting 3: Erie Board of Trustees Meeting with Public Comments to discuss rezoning proposed on Tuesday, February 10, at Erie Town Hall at 6:30. Meeting 4: Final Erie Board of Trustees Meeting to vote on rezoning proposed for Tuesday, February 24, at Erie Town Hall at 6:30. Public comment is allowed/encouraged at the first three meetings. It has been commented before by the Planning Commission to us that if we wait until the last meetings to speak, it may be supposed there is little opposition to the proposal in front of the various Boards when they are making their final decisions.
