I have few question regarding a bootstrap based HTML theme for - TopicsExpress

I have few question regarding a bootstrap based HTML theme for Themeforest submission. I plan to make wordpress version of it but at first starting with a HTML version. 1. Should I modify the actual bootstrap css file (using less) for customizing the UI or keep bootstrap untouched and overwrite the bootstrap css rules using my custom CSS? 2. Should I deliver LESS file and other development source files along with the theme? 3. If I deliver the LESS and other soruce files, should I also deliver the build tools/config with the theme? Example - Im using Grunt to build these tools 4. How you people organize your HTML theme? My initial plan is use 3 root folders - 1. Theme (Actual production version of the theme, perhapse seperated by different folder based on the color variation ex - Black, Blue), 2. Source (All source files ex LESS and also build tools), 3. Documentation ( And all the documentations in it ) I appreciate all answer and suggestions. Thank you.
