If you ever have a contractor tell you that you need something, like a whole new roof for over $12,000. Be sure to do your homework and even go up on the roof yourself, especially if you have not owned the house long. In my case FOUR local roofing companies told me the house needed a whole new roof. Turns out I went to the city to find the last roof permit and it was done not long ago using 30 year roofing materials. My general contractor discovered that the skylights were leaking and that was the ONLY problem. The repair is minimal. Dont believe everything they tell you and do your own due diligence. And if a contractor says you dont need a permit, ask the city yourself, chances are he simply doesnt want to answer to the city inspector who will make sure he does the work correctly! Be especially careful of those who advertise on Craigs List.
