Just had a potential client ask me if they should list their house now...or wait til spring when the market is traditionally stronger. Here was my response: Thanks for asking. It used to be, years ago, that up to 75% (or more) of real estate sales were tied to the summer and the school year. While most sales still occur during that time, it is much more a year-round business. Most people think there are no sales during winter, when actually there are a lot. Many people wait til spring to list their homes thinking this is a good idea, that theyll have a better chance of selling. Others, let their listings run out, or expire in the fall with plans of re-listing in the spring and trying again. With so many people thinking that way, our winter inventory of listed homes for buyers to choose from is way down...but we STILL have buyers looking. People get new jobs and locate into our area year round. Some people FINALLY get their house in contract and need to find a place to move to. Some people get divorced and need to find a new place to live...and on and on...but when there are fewer homes to choose from, it is not only frustrating for the buyers who are still looking, but also for us realtors who have buyers looking and we cant find them anything. Yes, we do have fewer buyers in the winter, but the ones we have are motivated...not as many casual buyers just checking out houses or open houses, for something to do, as its no fun house hunting in the ice and snow. The ones that are looking are making offers and buying. So, my conclusion would be YES, its good to get on the market in the fall, in the winter, whenever you are ready. Its better to be one of the few fish in the pond to choose from, than not being in the pond at all and being overlooked. I cant guarantee it will sell, but it only takes ONE buyer...but if youre not in the marketplace, it has no chance of selling. Prices have gone up some.
