We shouldnt stop after the deal done, we should analyse the whole transaction and learn from it. SWOT Analysis for this closing Strengths - My Persistent Weaknesses - Not my GTA - Guru refresh limited Opportunities - Exclusive given - Buyers & Agents coming For Viewing Threats - Seller wants COV in today market for her run down unit In summary: I use my persistence (Strengths) to overcome the weaknesses (focus on refresh in guru to few listings only). Strategy is to let more buyers and agents to make appointment for my unit. As Pasir Ris is not my GTA therefore need to be persistent in refreshing. As Guru limited by number of refresh, I cut down refreshing on other listings and focus on this Pasir Ris listing. Seller wants COV for her run down unit in today market (Threats), I manage to persuade seller after many many rounds of talking. This threat turns into opportunity. Grab the opportunity and push for closing & finally sold in one month. In short, identify your SWOT. If threat is beyond your control then you need to think of a exit plan. Happy Closing!
