Not sure if a property your purchasing has received planning permission for an extension in the past? If the auctioneer isn’t sure, don’t worry, it will come up in the conveyancing process as the grant of planning permission becomes part of the folio of deeds for the property. If there isn’t any record of planning permission it might be exempt & in this case an architects opinion would be required which would also become one of the deeds. Your solicitor wouldn’t be allowed to let the sale proceed without one or the other.
