PREVENTION OF FROZEN PIPES UNDER MOBILE HOMES As many of us know, most mobile home water pipes connect to the main water line service under the home, where air is cold and damp. In order to prevent pipes from freezing, it is ideal to have and install heat tape to all your exterior pipes and shut off valves. Since heat tape is expensive and not all people agree with it, when in doubt one should always insulate the pipes as a way to help prevent freezing of the pipes. While the insulation is not as effective as heat tape, it is still helpful at protecting the pipes from the severe cold. Heat tape is the number one tool in the prevention of frozen pipes, however, insulating your pipes under the home will also work and helps to prevent frozen pipes as well. When getting either heat tape or insulation for the pipes, ALWAYS make sure you are getting the correct type heat tape/insulation based off the type of pipe you are wanting to protect. I.e. copper, pexs etc. If you’re not sure just ask one of the salespersons at the store as I am sure they will be able to help. Another important task to do, is to ensure that all your skirting around the mobile home is all up and there are no gaps/cracks/holes in any of it. The skirting helps to keep the wind and cold out. While I am sure that everyone knows how to use and install heat tape, as well as the heat tape coming with instructions, I will skip the installation of heat tape. Here are some helpful tips and warnings when it comes to preventing frozen pipes: - Do not add any extra insulation to your pipes as it may cause your heat tape to overheat. NEVER install heat tape over insulation. - Check your heat tape once a year to make sure that is working properly and replace any heat tape that is discolored, cracked, melted or damaged in anyway. - The typical life of properly- installed heat tape is 3-5 years. Schedule replacement to ensure reliable protection from freezing. - Be sure to purchase heat tape that is recommended for the type of pipe that it is being used for/on. - Never fold or overlap heat tape and do not plug in while coiled. - Never plug heat tape into an extension cord. - Always read and save the manufacturer instructions.
