Like · Reply · 1 · October 2 at 10:00am John Gunderson:: When Council designated Wood Colony as being green/Ag Preserve on the proposed map, that was to prevent any commercial or residential development. As it is now white, County is free to support land owners and developers in any industrial/commercial ventures. As this topic evolves there is muttering that we will go back to the map adopted by Council January 28th (another chance to remove Salida from the plan) with the possibility of a statement of acquiescence from County. I suspect that there are hidden agendas all over this topic. Suggest giving thought to the positions of ALL of the players, try to understand who stands to gain through the various end scenarios. Developers do not want to pay fees such as CFF, development is more expensive within a citys limits. County government of the past has only concerned itself with obtaining its share of property tax and allowed development outside of City limits (prime examples are the car dealers on McHenry & residential in Salida). I am hopeful that the Supervisors have noticed how harmful it is to all of us to not allow a City portion of property tax by facilitating development outside of city limits. State does not share any additional percentages even if the property is annexed. Any of that kind of revenue must be volunteered by County. Complex I know, but understanding property tax distribution is very important for long term planning. Stanislaus County and Modesto has done some very poor planning in the past. If civil discourse can proceed perhaps something reasonable can be worked out.
